Investment Description

  • Saban Capital’s real estate group was formed in 2009 to acquire and develop a ‘best-in-class’ portfolio of commercial real estate and capitalize on opportunistic investments in a wide range of geographies and real estate asset classes

Group Description

  • SCG invests in all real estate asset classes and throughout the capital stack. It is currently focused on three primary strategies:
    • GSA office: office properties leased to the federal government throughout the country, with a focus on growing agencies
    • Retail: a joint-venture with Combined Properties for value-add retail
    • Opportunistic: Saban looks at large deals in the form of loan purchases, mezzanine debt, take privates or portfolio purchases
  • The group currently owns and operates a portfolio valued at over half a billion dollars and comprised of 23 properties totaling 2.3mm sf across the country
  • Saban’s real estate group is now the 7th largest private landlord to the federal government (by NOI)

Investment Thesis

  • The group looks for ‘off-market’ opportunities that leverage Saban’s expertise in not only real estate, but also tax, legal and private equity
  • These situations yield better total, current / cash-on-cash and risk-adjusted returns
